Property Acquisition Process
Property Identification
1. Review the list or map for available properties and identify your selection(s) by the designated number.
2. Register with us then print, fill out and sign a Letter of Offer. You may either fax or scan and email the signed document to us. The property(s) will be reserved in your name for 35 calendar days as of the day we receive your Letter of Offer pending the execution of a sale agreement.
3. We will notify you within 72 hrs of the availability of the property you inquired about. Should it already be allocated or purchased, an alternate property will be suggested.
Sale Agreement
4. A duly executed Sale Agreement and a minimum deposit in the amount of 10% of the sale price of the property are required, within 35 days of receiving your offer letter. You will receive from us a copy of the Sale Agreement together with the particulars of the property you selected for execution.
5. Sign and return to us the Sales Agreement together with the deposit amount for execution. Upon receipt of the signed documents and credited deposit amount, the contract between you and Harambee Investments for the purchase of the property will be in force. A copy of the duly executed Sale Agreement will be mailed to you.
Title Transfer
"Our convenience service package to you, our client, includes performing the title search, title transfer with the Registrar's Office, and delivery of your title to you."
6. Typically, full payment of the balance is required within a) 90 days for land, and b) 120 days for a physical structure on a lot, from the date the agreement is executed. The terms and conditions shall be as delineated in the Sale Agreement.
7. Upon receipt of your full payment we will provide to you for execution sealed and signed Transfer of Title forms. The transfer documents will include the following:
- A duly executed (signed and sealed) set of transfer forms (in triplicate) with passport size photos of our Director(s) affixed.
- A copy of both PIN and Director's Kenyan Identity Card or passport
8. Documents and fees required for title transfer:
- Three copies of your Kenya identity card or passport and passport size photos for each transfer form
- A copy of your PIN
- A Stamp Duty payment of 4% for each plot or property
- An Advocate fee of Ksh 20,000 or 1.25% of the sale price of the property(s) whichever is greater.
9. Your signed transfer forms will be forwarded to our Advocate in Nairobi for execution. At the completion of this process you will be registered as the owner of your property with Lands Office in The Ministry of Lands and Home Affairs, Kenya.
